The short answer
Water damage restoration in Maryland typically costs $2,500 to $7,500 for extraction and drying of one or two rooms, $10,000 to $25,000 when mold remediation and demolition are involved, and $25,000 to $75,000 or more for a flooded finished basement or a burst pipe that ran through several floors before anyone noticed. Most of that is paid by insurance when the cause is sudden and accidental.
Restoration Services of Maryland, the 24/7 division of Mid-Atlantic Remodeling Co., prices work the same way your insurer does, using industry-standard line items for extraction, equipment days, demolition, antimicrobial treatment and rebuild. That is why our estimates get approved with fewer back-and-forths, and why you should be wary of a flat price quoted over the phone before anyone has put a moisture meter in your wall.
| Item | Typical Maryland range |
|---|---|
| Emergency extraction and inspection | $500–$1,500 |
| Drying equipment (air movers, dehumidifiers), per day | $150–$400 |
| Typical 3–5 day dry-out, one or two rooms | $2,000–$5,000 |
| Removal of wet drywall, carpet, pad and insulation | $1,000–$4,000 |
| Mold remediation, contained area | $2,500–$10,000 |
| Sewage cleanup (Category 3 water) | $5,000–$15,000+ |
| Rebuild: drywall, paint, trim, flooring | $25–$75 per sq ft |
| Full finished-basement flood, dry to rebuilt | $20,000–$60,000+ |
What drives the cost of a water loss
Time. This is the big one. Clean water sitting for an hour is a carpet extraction. The same water after a weekend is wet drywall, swollen baseboard, soaked insulation and the start of mold, and every one of those is a demolition and rebuild line. Call the moment you find it.
Category of water. Clean supply-line water is Category 1. Water from a dishwasher, washing machine or a roof leak that ran through a ceiling is Category 2 and needs antimicrobial treatment. Sewer backups and floodwater are Category 3; porous materials they touched get removed, not dried.
How far it traveled. A second-floor bathroom leak ends up in the kitchen ceiling, the wall cavity and the basement. We trace it with thermal imaging and moisture meters so nothing wet is left behind a repair.
What was built in. Finished basements with carpet, drywall, built-ins and a theater system cost far more than an unfinished one with a floor drain. Hardwood floors can sometimes be saved with mat drying if we get there within a day.
What a dry-out actually involves
Stop the source, extract standing water, pull up or detach what cannot dry, set air movers and dehumidifiers sized to the room, treat with antimicrobial, and take moisture readings daily until the structure reads dry. We photograph everything and keep the drying log your insurer will ask for. Then the equipment comes out and the rebuild begins. Water damage service details.
Example claims from recent Maryland jobs
Tree through the roof, Baltimore
Emergency tarp, interior extraction, two rooms dried, roof and ceiling rebuilt. Roughly $31,000 across the claim; owners paid their deductible.
Washer supply line, main level
Four-day dry-out of kitchen, hall and family room, subfloor sealed, 1,100 sq ft of new LVP. About $14,500 on the claim.
Mold behind a bathroom wall
Contained remediation, HEPA air scrubbing, drywall and tile rebuilt. About $7,800; partially covered.
What is not covered
Groundwater seepage, a sump pump failure without a rider, long-term leaks, and anything the adjuster can call maintenance. If you are not sure, ask us before you file; a denied claim still goes on your record.
Dealing with the insurance company
Report the loss the same day, but let us inspect before the adjuster arrives. Insurers pay for what is documented: photos of standing water, moisture readings in every affected material, a sketch of the rooms and an equipment log. Without that, the first offer often covers a carpet cleaning when the real damage is in the walls.
Restoration Services of Maryland bills your insurer directly, speaks to the adjuster in the line items they use, and handles supplements when demolition reveals more damage. You pay the deductible. Mitigation is typically covered regardless of how the claim resolves, because policies require you to prevent further damage. How direct insurance billing works.
The first 24 hours: what to do before we arrive
- Shut off the water at the fixture or the main; for a roof leak, put a bucket under it and poke a small hole in a bulging ceiling to drain it
- Kill power to the affected area at the breaker if water is near outlets or the panel
- Move furniture, rugs and electronics out of the wet area; put foil under furniture legs you cannot move
- Photograph everything before you touch it, including the source and the standing water
- Call us at (410) 780-9100, then call your insurer; do not throw anything away until it is documented
- Do not run the HVAC if sewage or heavy mold is involved; it spreads spores through the house
Why the clock matters. Drywall wicks water about an inch an hour. Carpet pad holds water like a sponge and starts to smell within a day. Mold spores that are always present in a house begin colonizing wet paper-faced drywall and wood in 24 to 48 hours, and once there is visible growth the job changes from drying to containment, demolition and air scrubbing. A dry-out that starts the same evening typically saves the drywall, the trim and often the hardwood; one that starts Monday after a Friday leak usually does not.
What we bring. Truck-mounted extraction, low-grain refrigerant dehumidifiers, air movers, injection drying for wall cavities, mat systems for hardwood, HEPA air scrubbers, and the meters and thermal camera that prove where the water went. We size the equipment to the cubic footage and the material, not by guesswork, and the log of daily readings is what closes your claim.
Water damage cost questions from Maryland homeowners
Is water damage covered by homeowners insurance?
Sudden and accidental water, like a burst pipe, a failed water heater, an overflowing appliance or a storm-driven roof leak, is usually covered. Groundwater, sewer backup and flooding from outside need separate riders. Slow leaks you should have noticed are often denied. We help you read your policy before anyone files.
How fast do you need to get here?
Within 24 to 48 hours mold starts in wet drywall and carpet pad. Restoration Services of Maryland answers 24/7 and is on site within the hour across Baltimore and most of central Maryland, which is what keeps a $3,000 dry-out from becoming a $20,000 mold job.
Do I have to pay you up front?
No. We bill your insurer directly for covered work. You pay your deductible and anything you choose to upgrade.
Can I just run fans myself?
Household fans dry the surface. Water inside wall cavities, under floors and in insulation needs commercial air movers, dehumidifiers and moisture meters to prove it is dry. Insurers also expect a documented drying log.
Who rebuilds after the drying?
We do. Mid-Atlantic Remodeling Co. handles the drywall, paint, trim, flooring and cabinets, so one company and one claim take you from wet to finished.
