The short answer

For a typical two-story, 2,000 to 2,500 square foot home in central Maryland, a full roof replacement with architectural asphalt shingles costs roughly $9,000 to $18,000 in 2026. That covers tear-off of one layer, synthetic underlayment, ice-and-water shield at eaves and valleys, new drip edge and flashing, ridge ventilation, disposal and a 50-year transferable warranty through RooferMD, the roofing division of Mid-Atlantic Remodeling Co.

Roofers price by the square, which is 100 square feet of roof surface. A 2,200 square foot house usually carries 25 to 32 squares once you account for overhangs and pitch. In our market, installed architectural shingles run about $450 to $650 per square. Premium designer shingles, standing seam metal and slate are higher, and we cover each below.

The number on your quote moves for a handful of reasons: roof size and pitch, how many layers come off, how much decking is rotten, how complicated the roof is (valleys, dormers, skylights, chimneys), the material you pick and the time of year. We walk through each one so you can read any contractor’s quote, not just ours.

What drives the price of a Maryland roof

Size and pitch. Every square of surface is material and labor. A steep roof (8/12 and up) takes longer to work safely and needs more staging, so labor per square rises 15 to 30 percent. Walkable 4/12 to 6/12 ranch roofs are the least expensive per square.

Layers and decking. A single layer of shingles comes off fast. Two layers, or old cedar shakes under asphalt, double the disposal and the time. Once the roof is bare we check every sheet of decking; rotted or delaminated plywood is replaced at a per-sheet price, and on older Harford and Baltimore County homes with plank decking we sometimes re-deck the whole roof so the shingles have something solid to nail into.

Complexity. Valleys, dormers, hips, skylights, chimneys, pipe boots and wall intersections all need flashing and careful detailing. A simple gable roof costs less than a roof with the same square footage and six dormers.

Ventilation and accessories. Ridge vent, intake vents, pipe boots, drip edge, starter strip and hip and ridge caps are part of a complete system and part of the warranty. A quote that leaves them out is not comparable.

Material choices

Architectural asphalt is what most Maryland homes get: Class A fire rating, 110 to 130 mph wind rating, 30 to 50 year manufacturer warranties, and the widest color range. Designer shingles mimic slate or shake and add thickness and shadow lines. Standing seam metal lasts 50 years or more, sheds snow, and suits modern and farmhouse styles; it costs two to three times asphalt. Slate is a 100-year roof for historic Baltimore and Howard County homes and is priced accordingly, and the structure must carry its weight.

What the 50-year warranty is worth

Most roofers hand you the shingle manufacturer’s warranty and a one or two year labor warranty. RooferMD backs its roofs with a 50-year transferable warranty, so the next owner of your house gets it too. On a $15,000 roof, that is the difference between a repair bill at year 12 and a phone call. Warranty details.

When insurance pays, and when it does not

Maryland gets hail, straight-line wind, nor’easters and the occasional tornado. If a storm damaged your roof, your homeowners policy generally covers replacement minus your deductible, which on many newer policies is one or two percent of the dwelling coverage rather than a flat $1,000. Wear, age, moss and a roof that simply reached the end of its life are not covered.

The claim process is where homeowners lose money. An adjuster working 20 claims a day will miss things. RooferMD inspects first, photographs every slope, counts hail hits per test square, documents collateral damage to gutters, screens and siding, and meets the adjuster on the roof. The estimate we submit uses the same Xactimate pricing the insurer uses, so there is less to argue about.

One rule: never sign an assignment of benefits or a contract with a storm chaser who knocks on your door after a storm. Call a licensed Maryland contractor with a local address. Read how our storm claim process works.

How to compare roofing quotes

A quote missing any of these is either incomplete or hiding a change order. We put all nine on every RooferMD estimate, and we are happy to walk through a competitor’s quote with you line by line. If their number is lower, we will tell you why.

Timing helps too. Late fall and winter are slower for every roofer in Maryland; if your roof is sound enough to wait, a December install often prices better than a June one. Storm season is the opposite: after a widespread hail event in Baltimore or Harford County, crews and materials are stretched for months.

Roof cost questions from Maryland homeowners

Most single-family homes in Baltimore, Harford and Howard counties land between $9,000 and $18,000 for architectural asphalt shingles with new underlayment, flashing and ridge vent. Larger or steeper homes, slate, metal and homes that need decking replaced run higher. Get an itemized quote; a lump sum tells you nothing.

If the damage came from a covered event like wind, hail or a fallen tree, usually yes, minus your deductible. Age and wear are not covered. We inspect for free, document the damage and meet your adjuster so the claim reflects what is actually on the roof.

Maryland code allows one overlay in some cases, but we do not recommend it. You cannot inspect or fix the decking, flashing details are compromised, the roof holds more heat, and most manufacturers shorten or void the warranty. A tear-off costs a little more now and saves a lot later.

Ask about payment options at your free estimate. Many homeowners pair a storm claim with financing for the deductible and any upgrades the insurer does not cover.

One to two days for most homes. Materials are delivered the day before, the crew tears off, re-decks where needed and dries the roof in the same day, and we run a magnet over the yard before we leave.
