The short answer
Installed flooring in central Maryland runs from about $3 per square foot for mid-grade carpet to $15 or more for site-finished hardwood or large-format porcelain tile. A 1,000 square foot main level in luxury vinyl plank, the most popular choice we install today, typically lands between $6,500 and $9,500 including removal of the old floor, subfloor prep, transitions and trim.
Carpets Etc., the flooring division of Mid-Atlantic Remodeling Co., quotes installed prices after measuring your rooms in person, because the material is only half the cost. Removal, subfloor repair, stairs, pattern matching and furniture moving all change the total, and a per-square-foot price from a box store rarely includes them.
| Item | Typical Maryland range |
|---|---|
| Carpet, mid-grade with pad | $3–$6 per sq ft |
| Carpet, premium / wool blends | $6–$12 per sq ft |
| Luxury vinyl plank (LVP), 12–20 mil wear layer | $5–$9 per sq ft |
| Laminate | $4–$8 per sq ft |
| Engineered hardwood | $8–$14 per sq ft |
| Solid hardwood, prefinished | $9–$15 per sq ft |
| Hardwood refinishing | $4–$7 per sq ft |
| Ceramic / porcelain tile | $10–$20 per sq ft |
| Stairs (carpet or LVP), per step | $60–$150 |
| Old floor removal and disposal | $0.75–$2 per sq ft |
What drives the price of a flooring job
The product line. Within each category the spread is wide. A 12 mil wear-layer vinyl plank is fine for a guest room; a kitchen with two dogs wants 20 mil and a better core. Carpet is priced by face weight, fiber and density, and the pad under it matters as much as the carpet.
Removal and prep. Pulling carpet is quick. Pulling glued-down vinyl or old tile, grinding thinset and leveling a slab is not, and a wavy subfloor shows through every hard-surface floor. We budget prep honestly instead of discovering it on install day.
Layout. Stairs, closets, angled rooms, diagonal or herringbone patterns and tile layouts with borders take more labor and more waste. A plain rectangular room is the cheapest square foot you will buy.
Trim and transitions. New quarter round, reducers at doorways, stair nosing and matching thresholds finish the job and are included in a Carpets Etc. quote.
Which floor where
Basements: luxury vinyl plank over a vapor barrier, or carpet with a moisture-resistant pad if the slab tests dry. Kitchens and baths: porcelain tile or LVP. Living areas: hardwood or engineered hardwood for resale value, LVP for durability. Bedrooms and stairs: carpet for warmth and sound. We say this to every customer: the right floor for a Maryland basement is not the right floor for a Maryland living room.
Example quotes from recent Maryland jobs
Living room carpet, Baltimore
420 sq ft of 50 oz nylon frieze with 8 lb pad, removal of old carpet, furniture moved and reset. About $2,600.
Large-format porcelain tile kitchen
Baltimore County kitchen and mudroom, 310 sq ft of 24x48 porcelain, slab leveled, Schluter transitions. About $5,900.
Whole-level LVP after water damage
1,100 sq ft of 20 mil waterproof plank over a dried and sealed subfloor, new trim throughout. About $9,200, billed to the insurer.
Flooring after a flood
If your floor was ruined by water, the flooring is usually covered by insurance along with the drying and the drywall. Our restoration division dries the structure, our flooring division replaces the floor, and it goes on one claim. How water damage claims work.
How to save money on flooring without regretting it
Buy the pad, not the carpet: a better pad under a mid-grade carpet feels and wears better than a premium carpet on a cheap pad. Do the whole level at once so transitions match and the crew mobilizes once. Pick an in-stock color; special orders add weeks and sometimes freight. Keep the old baseboard if it is in good shape and let us add quarter round. And have us look at the subfloor before you buy anything, because a $600 leveling job beats a $6,000 floor that telegraphs every dip.
What not to skimp on: wear layer thickness in vinyl, pad density under carpet, and installation. A floating floor installed without expansion gaps buckles the first humid July. Carpets Etc. installers are our own employees and the installation carries our warranty, not a subcontractor’s.
Room-by-room budget examples
Numbers below are installed, including removal of the old floor, basic subfloor prep, trim and transitions, for mid-grade product lines we install every week in Baltimore, Harford, Howard and Anne Arundel counties. Your in-home quote will be exact; use these to set expectations before we visit.
Master bedroom, 220 sq ft, carpet
Mid-grade nylon with 8 lb pad, old carpet removed, furniture moved. $1,100 to $1,500.
Kitchen, 180 sq ft, porcelain tile
12x24 porcelain, thinset bed, grout sealed, old vinyl removed. $2,200 to $3,400.
Main level, 900 sq ft, LVP
20 mil waterproof plank, two doorways, new quarter round. $5,800 to $8,000.
Finished basement, 600 sq ft, LVP
Moisture barrier over slab, plank floor, stair nosing at the landing. $4,200 to $6,000.
Hardwood changes the math: 900 square feet of prefinished oak runs $9,000 to $13,000 installed, and refinishing an existing oak floor of the same size is $3,600 to $6,300. Stairs are always quoted per step because every staircase is different; a straight run of 13 steps in carpet is typically $800 to $1,500, in LVP with matching nosing $1,200 to $2,000.
How long it takes. Carpet for a bedroom is a morning. A main level in LVP is one to two days. Tile takes two to four days because the thinset and grout need to cure between steps. Hardwood refinishing is three to five days including dry time, and you will want to stay off it. Special-order product adds one to three weeks before the install date, so if you have a deadline, ask for in-stock lines.
Flooring cost questions from Maryland homeowners
What is the cheapest flooring to install?
Builder-grade carpet and sheet vinyl, at $2 to $4 per square foot installed. Mid-grade carpet and luxury vinyl plank are the best value for most Maryland homes because they last longer and handle moisture and pets better.
Do you charge for measuring?
No. Carpets Etc. brings samples to your home, measures every room and quotes the installed price, including removal of the old floor and moving furniture.
Is luxury vinyl plank really waterproof?
The planks are. Water that gets under them can still reach the subfloor, which is why we seal transitions in kitchens, baths and basements. For a basement that has ever flooded, LVP over a moisture barrier is our standard recommendation.
Should I refinish or replace hardwood?
If the boards are at least 3/4 inch thick and have not been sanded more than twice, refinishing at $4 to $7 per square foot usually wins. Engineered floors with a thin wear layer and badly cupped or pet-stained boards get replaced.
Does flooring come with a warranty?
Manufacturer warranties range from 10 years to lifetime depending on the line, and Carpets Etc. warrants its own installation. We register the product warranty for you.
